Home Warranties are something that many are not familiar with until they buy a home, but are a great resource for home buyers to offset home maintenance costs in their first year in their new home. Home warranties are designed to protect your home's appliances and systems from breakdowns caused by normal wear and tear. This would cover, or offset costs from, broken/malfunctioning dishwashers, plumbing, HVAC, electrical, washer/dryer, etc.

This is different from homeowners insurance because homeowners insurance covers damages from accidents, like fires, storms, thefts, and natural disasters, not normal wear and tear.

Often in your contract, there is an amount up to that the sellers will contribute towards your home warranty policy. For example, if that amount is $600, the sellers will contribute up to $600 towards covering your home warranty policy.
