How to choose within Willow Bend
Mid-tier $1.2–1.55M (West, Polo Estates, Lakes, Estates, Meadows). Upper-luxury $2.33M (Pebble Brook). Estate $3.48M (Country). The ~$1M jump between Pebble Brook and the mid-tier cluster is real — different buyer pool, not a finishing-tier upgrade.
388-home West and 297-home Polo Estates trade frequently — options if you’re searching now. 176-home Creeks and 74-home Meadows are lower-turnover. Right listing comes available, then goes.
Late-’70s/early-’80s originals at Lakes. ’90s cohesive builds across most of the area (West, Polo Estates, Estates, Country phases). 2000-era at Creeks. A 1983 Lakes home and a 2002 Creeks home aren’t comparable products despite the shared parent area.
