When developer Marc Powell assembled six elite Texas custom home builders in 2008, he set out to create something Plano hadn't seen in over a decade: a completely new gated luxury community. The result was Normandy Estates — an intimate 75-acre enclave that would become the final gated community built within Plano city limits.
Development spanned 2009 through 2021, with six luxury builders creating 139 custom single-family homes — a mix of estates and villas. Drawing inspiration from the European countryside, the community features tree-lined creeks, a private fishing lake, and meandering walking trails throughout.

Normandy was assembled with European countryside architecture in mind — six custom builders (Alford, Bob Thompson, Hawkins-Welwood, Mark Smith Custom, Sharif-Munir, and Starside) each contributing homes between 2009 and 2021. HOA Fees Are Higher Than Typical

You're paying for genuine 24/7 guard-staffed security, extensive amenities (lake, pool, trails, fitness, pavilion), and meticulous maintenance that protects your investment. For some buyers that's the entire value proposition; for others it's a non-starter.
Normandy Estates solves a specific problem for luxury buyers: finding newer construction with resort amenities, legitimate security, and proximity to Legacy West and the corporate corridor. When working with executives and affluent families relocating to Plano or Frisco, this neighborhood consistently rises to the top.

An Architectural Control Committee reviews all exterior modifications (paint, fencing, landscaping changes, structures) to preserve the European luxury aesthetic and property values.
Pets welcome — residents frequently walk dogs on trails; must be leashed in common areas. Other restrictions: no commercial business with client traffic, no boats/RVs parked visibly, no overnight street parking. Short-term rentals are uncommon due to price point and community culture, and discouraged at the HOA level.
