Active inventory held essentially flat this week at 628 listings, down two from 630 last week and the third consecutive week without meaningful movement. New listings ran strong at 71, and 42 sales closed, yet supply isn't building. That plateau heading into August is a seller-friendly signal worth noting as fall approaches.

Buyer contract activity explains why. New contracts jumped to 51 this week, and the pending pipeline followed, climbing to 194 after weeks of decline. That surge came even as mortgage rates climbed to 6.66 percent, the highest reading of the summer, suggesting buyers are moving on their own timeline rather than waiting out financing conditions.

The stronger contract activity and steady inventory appear to be giving sellers some room. Price decreases fell to 96 this week from 104 last week, now 15.3 percent of active inventory versus 16.5 percent last week. The DOM gap still confirms a selective market: homes under contract carry a median of 24 days against 43 days for the active pool, a 19-day spread that continues to separate correctly priced listings from those still waiting.

Fifty-one new contracts this week ties the season's high, and the pending pipeline's climb to 194 shows buyers moving quickly. Inventory sitting flat at 628 means the pool of homes to choose from hasn't shrunk, but the fastest-moving listings are the ones going under contract in a median of 24 days. Ninety-six price reductions this week, still 15.3 percent of active inventory, is a real number, but it's the lowest share in recent weeks. Combined with inventory holding flat, sellers may be getting a reprieve.
