What the data says

Active inventory rose to 570 this week, the first increase after five straight weekly declines. New listings jumped to 68, the highest total since September early, compared 45 new listings last week. Supply is building again because demand did not keep pace: 31 new contracts was the lowest weekly count of the past seven weeks.

The pending pipeline fell to 159, down 10.2 percent from last week, after holding in a tighter range for six weeks. Closings of 42 pulled more out of the pipeline than 31 new contracts put in. Mortgage rates eased to 7.32 percent from 7.40 percent the last two weeks, but they remain well above the 6.70 percent of early September, and contract activity has run below that early-September pace ever since. With October closing out next week, the pipeline is what feeds the month's final closings.

The market is still sorting, with fewer winners this week. Price reductions came in at 80, or 14 percent of active inventory, a share that has held between 14 and 16 percent through October. Homes in the pending pipeline went under contract at a median of 43 days, nine days faster than the 52-day median for active listings. The active median list price slipped to $535,500, down $7,500 and the lowest of the past seven weeks, and now sits just $5,500 above the $530,000 year-to-date closed median.

For Buyers

Plano home buyers should recognize that 570 active listings is a lot of choices, and the sellers adding to it are competing for a shrinking number of contracts. The nine-day gap between pending DOM (43) and active DOM (52) shows where leverage sits: listings that have lingered past the typical time to contract. With 80 sellers reducing their price this week, 14 percent of the market is already moving on price. Before you write an offer, check when a home last reduced and how long it has sat.

For Sellers

Plano home sellers need to understand that 68 new listings arrived this week against only 31 new contracts - that’s more than two sellers for every buyer. A home that opens above the market now joins inventory that has stopped shrinking, and 80 reductions this week show how many sellers learned that after the fact. Homes that recently reached contract are doing it in a median of 43 days; the ones drifting toward a median of 52 are the ones heading for a larger cut. Pricing at the market on day one is a strategy, not a concession.

Inventory broke a five-week slide while contracts hit a seven-week low. If you're trying to work out which side of that line your offer or your listing falls on, let's talk through the data.
