What the data says

Plano's active inventory slipped to 563 this week, the fourth straight weekly decline. Since August 28, the count has shed nearly 8 percent. New listings eased to 50 from 56 last week. Supply isn't dropping; it's inching downward, and I expect it to continue decreasing in the weeks ahead.

Demand is steady. New contracts came in at 37, inside the range of the recent weeks, and the pending pipeline sits at 172, essentially stable. That holds even as mortgage rates climbed to 7.4 percent, the seventh straight weekly increase and 74 basis points above where they stood at the end of August. Higher rates are often blamed for buyer hesitancy, but the consistent weekly contract count says buyers who need to move are moving. Closings eased to 29 from 49 the week before, which included quarter-end; Columbus Day weekend is next.

The market is sorting. Price reductions totaled 77, or 13.7 percent of active inventory, down from last week but still elevated. Homes going under contract did so at a median of 40 days, 10 days faster than the 50-day median for active listings. Cancellations and expirations fell to 15 from 42. Correctly priced homes are transacting; the rest are accumulating days.

For Buyers

Plano home buyers should recognize that a 7.4 percent interest rate and a 50-day median on active listings point to the same opportunity: negotiation. Sellers sitting at 50 days often have more reason to deal than their list price suggests, and a seller-funded rate buydown can lower your monthly payment without forcing a deep price cut that the seller resists. Waiting for rates to fall is a bet on timing; 37 buyers signed contracts this week without making it.

For Sellers

Plano home sellers need to understand that 77 price reductions this week, 13.7 percent of active inventory, are the cost of listing above where buyers are transacting. Homes going under contract are doing so in a median of 40 days; the active median is 50. With rates at 7.4 percent, the monthly payment is part of every buyer's math, so a correctly priced listing, or a concession toward the buyer's rate, can be a more targeted lever than a later price cut. Pricing correctly at launch keeps you on the faster side of the days on market gap.

Inventory keeps inching down, contracts are steady, and rates are at 7.4 percent. If you're weighing whether to move now or wait, let's talk through what the data means for you.
