What the data says

Active inventory fell sharply this week to 562 listings, down 49 from last week, an eight percent single-week drop that ended a four-week stretch holding in the low 600s. As predicted last week, a wave of 47 cancelled or expired listings hit this week as we marked the end August. The median active price held near $558,250, but the story this week is what left the market, not what's still sitting in it.

New contracts surged to 66 this week, up from 47 last week and the strongest single-week number since spring, even as mortgage rates ticked up to 6.7 percent, the highest in a year. With more contracts, the pending pipeline grew to 218 properties, an 11 percent jump from last week. Labor Day this weekend marks the unofficial end of summer, and buyer activity accelerated into it rather than pulling back.

Price reductions rose to 85 this week, 15.1 percent of active inventory, up from 11.9 percent last week. Homes in the pending pipeline carry a median of 36 days on market against 48 for active listings, a 12-day gap that confirms the market is still sorting: correctly priced listings are converting to contract while the properties absorbing this week's price cuts are the ones left behind.

Fall historically brings fewer new listings in Plano. Buyers choose from the existing pool, absorbing homes that have already been sitting on the market. A key question to think about is whether all of the cancelled or expired listings from this week - and also from earlier this year - return as new listings this fall.

Plano home buyers should recognize that this week's numbers describe a market moving faster, not slower. Sixty-six new contracts and a pending pipeline up to 218 properties mean the hesitation some buyers have shown through the summer is starting to cost opportunities.

Sellers relisting this fall have a real opportunity if they price at today's median rather than repeating last season's ask.
