Windhaven Farm consistently performs at the upper end of Plano's established luxury tier. The 15-day median DOM and 98.5% sold-to-list ratio indicate strong, consistent demand — well-priced homes move decisively. With typically only 5–10 active listings at any given moment, buyers often compete for limited supply. The $281/sqft median represents solid pricing for homes averaging 3,780 sqft with 1990s-vintage character and established trees. Homes backing to Windhaven Meadows Park command the highest premiums; updated properties routinely exceed $1.2M. Entry-level opportunities exist in the high $700Ks–low $800Ks for unrenovated homes, creating meaningful renovation upside for buyers willing to update.

What it's like to live here.

Small-town feel in the middle of the metroplex.
Community Character

Small-town feel in the middle of the metroplex.

The lifestyle in Windhaven Farm is what you'd expect from an established West Plano neighborhood: peaceful, family-oriented, and polished. Mature landscaping creates a canopy effect on many streets, giving the neighborhood a settled, refined feel that newer developments simply can't replicate. Sidewalks throughout make it walkable: you'll regularly see families out with strollers, kids on bikes, and neighbors walking dogs. The HOA maintains common areas, perimeter landscaping, and the entrance monuments that set the tone as you pull in. National Night Out gatherings and annual Halloween block parties have become genuine neighborhood traditions. It's not unusual to hear residents describe it as having a small-town feel in the middle of the metroplex — neighbors actually know each other here.

What truly distinguishes Windhaven Farm is its adjacency to exceptional public amenities. Windhaven Meadows Park — a 123-acre award-winning city park — sits on the eastern edge of the neighborhood, with a 1.9-mile trail, ponds, open fields, Liberty Playground (a 20,000 sqft playground), and a large dog park that's become a social hub for pet owners. Directly South is Tom Muehlenbeck Recreation Center: indoor and outdoor pools, an indoor track, full fitness gym, and basketball courts. Most residents treat it as their de facto community pool and fitness center — without the HOA amenity dues that would normally come with it.

The Homes

Large homes, consistent character, no oddities.

Walk the streets of Windhaven Farm and you get a cohesive, welcoming feel — traditional brick homes, mature landscaping, and a streetscape that just looks right. Built by 10+ builders including Stonecrest, Jim Benson, Murphy Homes, Goodman, Wes McKenzie, Ingram, Rick Smith, Pfeifer, Oppel Jenkins, and Reig, the homes were likely selected from builder floor plans rather than architect-drawn custom designs — and that's not a knock. The result is a neighborhood that feels consistent and polished rather than fragmented.

Homes run large across the board: 2,590 to 5,575 sqft, averaging around 3,780 sqft, typically 4–5 bedrooms. Expect brick facades, grand entryways, high ceilings, and the kind of lot sizes that give you room to breathe. Three-car garages (often rear-entry), pools, and covered patios are common.

Since most homes date to the 1990s, the range of finishes you'll encounter is wide. Some have been significantly updated — open-concept kitchens, spa baths, new flooring throughout. Others are largely original, which means they're priced accordingly and present real opportunity for buyers who want to put their own stamp on a home in a neighborhood that's already arrived.

Worth Noting

Honest considerations.

Things worth knowing before you visit.

Consideration

1990s Vintage — Budget for Updates

Most homes were built between 1989 and 2001 and many retain original finishes. Online listing photos often show dated kitchens and baths — don't let that stop you from scheduling a showing. The bones are solid, the lots are generous, and the location is prime. Updated homes command a premium; unrenovated homes offer meaningful upside.

Consideration

No Private Community Pool or Clubhouse

Windhaven Farm has no private pool or clubhouse. The HOA focuses on common area maintenance and entrance landscaping. Tom Muehlenbeck Recreation Center — directly adjacent to the neighborhood — offers everything a private club would, at a fraction of what typical HOA amenity dues cost.

Consideration

Tight Inventory — Move Decisively

With only 5–10 active listings at any given time, Windhaven Farm rarely offers buyers the luxury of deliberation. The median 15-day DOM means well-priced homes in good condition attract quick offers. Have your financing ready and know what you're looking for before you walk in the door.

Matt's Take

The first home I ever sold in Plano was in Windhaven Farm — and I was immediately enamored with the location. Kids can walk to school for 11 of their 13 school years. Shepton requires a drive, but by that point everyone's got friends and carpools sorted. Tom Muehlenbeck Recreation Center is a short walk or bike ride from most front doors. That's just inside the neighborhood.

Step outside it and you've got DNT, 121, and PGBT all within minutes. Legacy West, DFW, downtown Dallas — it's all easily to get to, without feeling like you're in the middle of everything.

A couple of years ago, in a video overview, I predicted this part of Plano would become a $1M neighborhood. We're there now — all but the smallest homes carry a $1M price tag. The market confirmed what I saw then: if a primo location is a priority, Windhaven Farm belongs on your list.

None (city rec center adjacent)

Windhaven Farm has a mandatory HOA professionally managed by FirstService Residential. Annual dues of $510 (~$43/month) are among the most reasonable in West Plano, reflecting a focused scope: entrance monuments, perimeter walls, common area trees and plantings, and professional management. No private pool or clubhouse — Tom Muehlenbeck Recreation Center next door fills that role without the amenity dues.

Note that Phase I has a separate HOA from Phases II–VI — confirm which phase a home falls in when reviewing HOA documents. Standard architectural controls apply across the neighborhood: all exterior modifications require ACC approval, and homeowners must maintain yards and keep streets clear of long-term trailer or RV parking. The HOA is focused on maintaining community standards without being overly restrictive.
