What the data says

The market is moving, but not in a hurry. Active inventory held essentially flat at 572 this week but the steadiness hides an imbalance: 128 new listings arrived over the past two weeks against 58 new contracts, a 2x rate of sellers to buyers. What held inventory in check were cancelled and expired listings coming back out of the count.

The pending pipeline fell to 142, down 10.7 percent from 159 and the lowest of the past two months. The 27 new contracts this week were also the lowest in the same period. Seasonality is part of the backdrop; contract and listing activity both tend to slow through November. Election cycles tend to slow real estate activity too, and what happens after the midterms bears watching. My hypothesis is that we’ll see a bump in activity regardless of the election outcome; uncertainty tends to freeze many buyers. Mortgage rates eased again this week to 7.24 percent.

A lot is happening on the calendar right now: Halloween on Saturday, daylight saving time ends Sunday, and Tuesday is Election Day, which is also a Plano ISD student holiday. Family buyers are typically less focused on home shopping over a Halloween weekend, so a bump in contract activity next week is unlikely.

The market is sorting. Price reductions came in at 74, or 12.9 percent of active inventory, roughly 1 in 8 sellers adjusting price in a single week. The days on market data sharpens the picture: homes in the under-contract pipeline carry a median of 36 days on market, while active listing inventory sits at 57 days, a three-week gap. Correctly priced homes are finding buyers, and what is accumulating in the active count is older inventory, with active DOM now at its highest point of the past eight weeks.

For Buyers

Plano home buyers should recognize that a quiet week isn't the same as a soft market. Only 27 contracts were written, meaning buyers are selective rather than absent. With Halloween weekend and Election Day pulling attention elsewhere, fewer buyers are likely out touring the 60 new listings, which means less competition for the homes worth a look. Check each home's days on market and last price change before you write an offer; that tells you a lot about your negotiability.

For Sellers

Plano home sellers need to understand that 128 new listings in two weeks met only 58 new contracts, so a new listing is joining a crowded field, not an empty market. Homes that reach contract are doing it in a median of 36 days; the listings still active are at 57 and counting, and 74 reductions this week show how many sellers adjusted after the fact. November tends to be quieter for contracts, which makes the first price the one that matters most. Pricing correctly at launch is how a listing avoids becoming part of that 57-day inventory.

Contracts hit an eight-week low while the market keeps sorting between correctly priced homes and the rest. If you're deciding how Election Week and the November slowdown fit your timing, whether you're buying or selling, reach out directly.
