While November's numbers show seasonal softening (-5% volume, -4% price), zooming out to the full year reveals a different story. Through the first eleven months of 2025, Plano has closed 2,102 transactions — up 3.8% from 2024's 2,025 sales — while the median price held essentially flat at $540,000 (up 0.9% from $535,000).

The real shift isn't in pricing or volume — it's in absorption velocity. Days on market increased from 14 to 24 across the city, indicating homes are taking 71% longer to sell compared to last year's pace. This isn't market decline; it's market normalization. Inventory is still clearing, buyers are still transacting, but the urgency premium of 2024's sub-15-day market has evaporated.

While DFW-wide headlines emphasize softening conditions, Plano is gaining market share with higher transaction volume and stable pricing — a reflection of the city's employment concentration (Legacy corridor), top-tier school districts, and infrastructure maturity that insulates it from broader regional corrections.

YTD through November 2025: Total transactions 2,102 (vs. 2,025 in 2024, +3.8%). Median sold price $540,000 (vs. $535,000, +0.9%). Median days on market 24 (vs. 14, +71%). Median sold/list ratio 98% (vs. 99%, -1 pt).
